New York Local Law 152 Gas Piping Inspections

As of January 1, 2020, gas piping systems around the city became subject to considerably more stringent inspection standards. Known as Local Law 152, the new legislation from the New York City Department of Buildings required that the plumbing systems in all buildings (except those in occupancy group R-3) are required to receive an inspection from a Licensed Master Plumber or other qualified individual at least once every four years. This inspection is intended to certify that a building is compliant with changing and evolving gas line codes, ensuring that the building and the gas piping running throughout it, is safe to use and contains minimal risk of gas leaks or other potential problems.

What Is Required for Local Law 152 Compliance?

Local Law 152 was designed to cut down on the potential for extreme danger caused by unrepaired gas leaks. Not only can a gas leak cause potential fire dangers, but it also releases carbon monoxide into the atmosphere of a building, creating potentially extremely dangerous conditions. Local Law 152 requires buildings to be outfitted with approved combustible gas indicator devices that are approved for use by the New York State Department of Public Service, as well as several other important features and potential updates.

In addition to a first inspection for initial compliance, all buildings (except for those in the exempted classification) are required to undergo an inspection every four years. This schedule is staggered based on where your building is located, with different community districts throughout each borough requiring their inspection on a different year during each four-year cycle.

The inspection schedule is as follows:

  • January 1 through December 31, 2020: buildings in community districts 1, 3, and 10 in all boroughs
  • January 1 through December 31, 2021: buildings in community districts 2, 5, 7, 13, and 18 in all boroughs
  • January 1 through December 31, 2022: buildings in community districts 4, 6, 8, 9, and 16 in all boroughs
  • January 1 through December 31, 2023: buildings in community districts 11, 12, 14, 15, and 17 in all boroughs

Once your inspection is complete, we will provide you with a Gas Piping System Periodic Inspection Report, which will show you the results of your inspection. We will also submit the proper paperwork to the department to show that your building is compliant, so long as you pass your inspection.
